What we fix most often in East Tennessee
Summers here are long, humid and hard on equipment. The same handful of problems make up most of our calls.
Capacitors and contactors.The single most common failure. The outdoor unit hums but the fan or compressor will not start. Usually a quick, inexpensive fix.
Refrigerant leaks.Low refrigerant means a leak somewhere, not a system that "needs a top off." We find the leak, repair it when the location allows, and recharge to the manufacturer's spec.
Clogged condensate drains.Humidity means a lot of water. Algae in the drain line backs up, trips the safety switch, and shuts the system down. We clear it and treat it.
Frozen coils.Almost always airflow (dirty filter, dirty coil, failing blower) or low refrigerant. We find which one instead of just letting it thaw.
Blower motors and fan motors.We carry common motors on the truck.
Thermostats and wiring.Sometimes the unit is fine and the control is the problem.
Compressors.When a compressor fails on an older unit, replacement often makes more sense than repair. We will run both numbers for you.
Repair or replace? How we decide with you
There is no formula that fits every house, but here is how we think about it. If the unit is under 10 years old and the repair is a few hundred dollars, repair it. If the unit is over 15 years old, uses R-22 refrigerant, and the repair is a major component, replacement is usually the better use of money because you also get a warranty and lower bills. In between, we look at the repair cost against the price of a new system and let you decide. Shane has kept plenty of 20-plus-year-old units running for customers who were not ready to replace, and that is fine with us.
