Giles Heating and Air performs a full heating and cooling system maintenance service for homes and businesses in Athens, Cleveland and the surrounding counties. A proper service takes more than an hour and includes cleaning the outdoor coil, inspecting and cleaning the indoor coil, clearing the drain line, checking amp draws on motors and the compressor, verifying refrigerant pressures, testing the thermostat, tightening all electrical connections, and minor furnace repairs. We recommend a cooling service in spring and a heating service in fall.

What a Giles maintenance visit includes

  • Clean debris and buildup from the outdoor condensing coil
  • Inspect the indoor evaporator coil and clean it if needed
  • Clear and treat the condensate drain line to prevent water leaks and float switch shutdowns
  • Check amp draws on the blower motor, condenser fan motor and compressor to catch parts that are about to fail
  • Check refrigerant pressures and temperature split to confirm the system is charged correctly
  • Verify thermostat operation and calibration
  • Inspect and tighten every electrical connection, and check contactors and capacitors
  • Oil motors that can be oiled
  • Check and replace the filter
  • On gas furnaces: inspect burners, flame sensor, ignitor, heat exchanger and venting
  • Make minor repairs on the spot when possible

A good service takes over an hour. If someone finishes in fifteen minutes, they changed a filter and looked at the outdoor unit.

Why maintenance matters in this climate

East Tennessee humidity fills drain lines with algae, pollen packs outdoor coils, and long cooling seasons wear motors. Most of the emergency calls we get in July and January could have been caught in April and October. A maintained system uses less power, lasts longer, and keeps its manufacturer warranty valid (most warranties require documented annual service).

Spring and fall, not just when it breaks

Schedule the cooling service in March or April before the first hot week, and the heating service in September or October before the first cold snap. Those are the months our calendar has room and your system gets checked before it has to work hard.

Common questions

How often should I have my HVAC serviced?

Twice a year: once before cooling season and once before heating season. Once a year is the minimum most manufacturers require to keep the warranty.

How long does a tune-up take?

Over an hour for a full service. Longer if the coils are dirty or we find something to repair.

Is HVAC maintenance worth it?

Yes. It catches failing capacitors, weak motors and clogged drains before they leave you without heat or air, and it keeps the system efficient. It also keeps the warranty valid.

Do you service systems you did not install?

Yes, any brand.

What is included in the first year after a new install?

A full cleaning and service of the new system, included in the installation price.

Can you clean the indoor coil without removing it?

Often yes, with the right cleaner. If it is packed solid, it may need to be pulled. We tell you before doing that.
